Redevelopment Projects
in Largo
Most of
Pinellas County can be considered a built-out community, meaning that
around 10% of the total buildable land is vacant of any structures.
The City of Largo is slightly better off with the amount of vacant
land in the community, however, the most affordable way to get into a
building these days in the City is through the redevelopment and
reuse of an existing structures.
Over
the past three years we have had several projects that have undergone
changes in their use through the redevelopment of the structure -
for example on East Bay Drive the former Winn Dixie site is now home
to Everest University and Maverick High School. Then there is the
Pinellas County Health Department that is currently under
construction at Ulmerton Road. The original building was an office
building and now the renovation is constructing offices and medical
facilities for the County's Health Department.
There
are several projects that are underway in which developers have
recognized that the "bones" of the buildings are in excellent
shape and now they are investing in updates to the structures to make
them appealing to new or expanding businesses to Largo. Here are a
few of the more recent locations:
West Bay Professional Plaza
Formerly known as the Diagnostic Clinic, this 4-story 105,000 square
foot facility is located in the Medical Arts District in the West Bay
Drive Redevelopment District. The building owner is in the process
of re-designing each floor as well conducting a major facelift to the
building exterior. Suites from as small as 1,200 square feet up to
the entire structure are currently available. The West Bay
Professional Plaza is currently undergoing the renovation and it is
expected to be completed in mid-2011.
16120 US Highway 19 North
Recently purchased, this is a 192,000 square foot office building for
lease located on US Highway 19 at the off ramp for East Bay Drive.
The building is 2-stories and has great parking in the rear of the
facility to accommodate the tenant mix. The building owner will be
glad to provide build-outs to accommodate new tenants. Leasing rates
will start at $8.00 a square foot triple net (lessees pay the taxes,
insurance, maintenance and other costs associated with the building)
with the minimum space being 15,000 square feet.
150 Clearwater Largo Road
This is a new construction project that is located just
north of the West Bay Drive and Clearwater Largo Road intersection.
Available space includes 8,440 square feet of street fronting retail
and 2,300 square feet of professional office in an adjacent building.
Plenty of parking and the complex is located in the downtown area of
Largo.
Also,
just released was the University of Florida's fourth quarter 201
survey on Florida real estate markets. The report found improvement
in several key areas including single-family housing (homes and
condominiums), office, retail, land investment and the capital
availability for real estate deals. More on this can be found at the
